Bhartiya City Nikoo Homes is the name most North Bengaluru buyers know Bhartiya Urban by. The developer behind the 125-acre Bhartiya City township on Thanisandra Main Road said in April 2025 that more than 6,600 families already live in its Nikoo Homes communities. Three new launches now carry the name forward: Nikoo 7 Garden Estate at Sadahalli on Airport Road, Nikoo 8 Garden Enclave at Bellahalli off Thanisandra Main Road, and Nikoo 9 Garden Hill next to the KIADB Aerospace Park at Bagalur.
All three are RERA-registered, gated apartment communities with large clubhouses and plenty of open space. Between them they cover almost every budget, from a ₹60 Lakh studio at Nikoo 9 to 4 BHK homes of about 2,600 sq.ft at Nikoo 7. Each one is sold with a 10% booking amount or an EOI, followed by a construction-linked payment plan.
Choose Nikoo 7 Garden Estate if you want to be close to the airport and the jobs growing around it. It is a 29-acre township of 10 towers near Prestige Tech Cloud and the aerospace park, with 1 BHK homes from ₹78 Lakhs and 2 BHK homes from ₹1.32 Crore.
Choose Nikoo 8 Garden Enclave if your office is at Manyata Tech Park, Hebbal or Karle Town Centre and you want the Bhartiya City mall, hotel and school close by. It covers about 12 acres with 74% open space, and 2 BHK homes start from ₹1.40 Crore.
Choose Nikoo 9 Garden Hill if you want the lowest entry price. Built by Bhartiya Urban with Alpine, it starts with studios from ₹60 Lakhs and 2 BHK homes from ₹1.43 Crore, about 15 to 20 minutes from Kempegowda International Airport.

Every Nikoo Homes launch follows the same simple pattern: register interest, pay 10% when your apartment is allotted, then pay in stages as the tower goes up. The exact stage percentages differ by project and tower, so ask us for the schedule of the home you like.

The lowest published price is a Nikoo 9 studio from ₹60 Lakhs (about AED 233K or USD 64K). One-bedroom homes start from ₹78 Lakhs at Nikoo 7, ₹95 Lakhs at Nikoo 8 and ₹99 Lakhs at Nikoo 9. Two-bedroom homes start from ₹1.32 Crore, ₹1.40 Crore and ₹1.43 Crore respectively.
Nikoo 7 at Sadahalli and Nikoo 9 at Bagalur are the closest to Kempegowda International Airport; Nikoo 9 is about 15 to 20 minutes away. Nikoo 8 is about 25 minutes from the airport but much closer to Manyata Tech Park and Hebbal.
Yes. Nikoo 7 Phase 3 is PRM/KA/RERA/1251/309/PR/060925/008065, Nikoo 8 is registered in two phases (…/070526/008628 and …/070526/008629) and Nikoo 9 is PRM/KA/RERA/1251/309/PR/100926/008931. Check each number on rera.karnataka.gov.in before you book.
The RERA completion dates are 31 August 2031 for Nikoo 7 Phase 3, 31 December 2031 for Nikoo 8 Phase 2 and 31 July 2032 for Nikoo 9. Bhartiya Urban targets earlier handover on some phases, but the RERA date is the one in your agreement.
You register interest (Nikoo 8 currently takes an EOI of ₹5 Lakhs), pay 10% of the price when your apartment is allotted, and pay the rest in construction-linked stages. Our payment plan guide explains each stage.

Each project has its own clubhouse, including a 60,000 sq.ft clubhouse at Nikoo 7 and a 45,000 sq.ft clubhouse at Nikoo 8, along with large landscaped open spaces of about 74% at Nikoo 8 and about 75% at Nikoo 9. There are also pools, sports courts, play areas and walking tracks.
