Ten years ago most buyers we met wanted to live south or east of the city, close to Electronic City, Whitefield or the Outer Ring Road tech belt. Today a large share of the people who walk into our office are asking about North Bangalore instead: Hebbal, Thanisandra, Yelahanka, Airport Road and, increasingly, the stretch out towards Devanahalli and Bagalur. This guide explains why, with the numbers behind it, and what we tell every buyer to check before they commit.
The Market Has Already Moved North
The shift is visible in the data. Cushman & Wakefield’s year-end report for 2025 put North Bengaluru at 34% of all new residential launches in the city, second only to the south. Capital values for high-end homes in the north rose about 7% over the year, and mid-segment homes about 6%. Anarock’s mid-2025 figures showed the north taking around a third of the city’s sales, with Thanisandra Main Road at roughly ₹9,500 per sq.ft.
Those figures matter for two reasons. Developers are launching here because buyers are buying here. And prices, while rising, are still below the established east and south corridors for comparable homes, which leaves room for the area to mature.
What Is Driving the Growth
The Airport and Everything Around It
Kempegowda International Airport is the anchor. Terminal 2 began domestic operations in January 2023, and the land around the airport is filling with offices, data centres and industry. Prestige Tech Cloud near Devanahalli has signed large tenants, including Walmart for more than one lakh sq.ft of office space and NTT for a 100 MW data centre campus. The KIADB Aerospace Park at Bagalur and Devanahalli adds manufacturing and engineering jobs. Every one of those jobs needs a home within a reasonable commute.
Tech Parks Closer to the City
Further south, Manyata Tech Park on the Outer Ring Road covers about 300 acres and is one of the largest office campuses in the country, with Karle Town Centre next door. For people working there, Thanisandra and Hebbal are short commutes. Living in Whitefield or Sarjapur would mean crossing the city every day.
The Airport Metro
The Blue Line of Namma Metro is the infrastructure buyers ask about most. It runs from Central Silk Board through KR Puram, Nagawara, Hebbal, Yelahanka and Bagalur Cross to the airport. In August 2026 it was reported to be about 72% complete, and in October the Hebbal–airport stretch was targeted for September 2027. Nagawara will be the interchange with the Pink Line. Metro timelines in Bengaluru have slipped before, so we never ask a buyer to pay for a station that is not yet running. But homes within reach of these stations should benefit when they open.
Roads and Retail
The Satellite Town Ring Road’s Dobaspet–Devanahalli–Hoskote stretch is already open, giving the airport side a way around the city. Phoenix Mall of Asia at Hebbal opened in October 2023. Bhartiya City on Thanisandra Main Road has had Bhartiya Mall of Bengaluru and The Leela hotel since 2021. Daily life in the north no longer means driving into the city for every errand.
Where the Opportunity Is: Three Pockets
- Thanisandra and Hebbal suit buyers who work at Manyata, Hebbal or the CBD and want an established neighbourhood. Nikoo 8 Garden Enclave at Bellahalli, a few minutes from Bhartiya City, is a good example. Projects around Jakkur, such as Down by the Water, Jakkur, are also worth a look.
- Airport Road and Sadahalli suit buyers who want to be close to the airport-side jobs. Large townships here, like Nikoo 7 Garden Estate, come with schools and shops inside the gates. Branded developers are active too; you can compare Lodha's Bangalore projects, including those on Thanisandra Road and Airport Road.
- Bagalur and the aerospace park offer the lowest entry prices, often under ₹1 Crore for a studio or 1 BHK, as at Nikoo 9 Garden Hill. They suit first-time buyers and investors who can wait for the area to grow.
What to Check Before You Buy
North Bangalore is not a guaranteed win, and the buyers who do best are the ones who check the basics:
- RERA registration. Look up the project and phase on rera.karnataka.gov.in and note the completion date. That is the date in your agreement, whatever the brochure says.
- The real commute. Drive it at 9 am on a weekday before you decide. Hebbal flyover traffic is not a myth.
- Water and power. Ask how the project will be supplied, especially further from the city.
- The full cost. In Karnataka, stamp duty and registration add about 7.6% to the price as at November 2026, and GST of 5% applies to under-construction homes. Our Nikoo Homes payment plan guide breaks this down.
- Your holding period. Infrastructure-led growth takes years. Buy with a five-to-ten-year view, not a two-year flip.
