Bhartiya Garden Hill, Nikoo 9, is the newest Nikoo Homes launch and the most affordable way into the brand. Bhartiya Urban is building it with Alpine. In its October 2026 announcement the developer described it as about 13 acres of freehold land at the KIADB Aerospace Park in Bagalur, North Bengaluru, with about 1,584 homes in two phases. The plan has eight towers, about 75% open space and the Black Swan Club as the residents’ clubhouse. Kempegowda International Airport is about 15 to 20 minutes away.

The configurations suit first-time buyers and investors as well as families. There are studios of about 506 sq.ft, 1 BHK homes of about 879 sq.ft, 1 BHK homes with a study of about 1,016 sq.ft and 2 BHK homes of about 1,257 sq.ft. Larger 2.5 BHK, 3 BHK and 3.5 BHK homes run from about 1,428 to 1,911 sq.ft, and 3 BHK lofts are about 2,190 sq.ft.

Nikoo 9 Price and Completion

Studios start from ₹60 Lakhs (about AED 233K or USD 64K), 1 BHK homes from ₹99 Lakhs, 1 BHK with study from ₹1.12 Crore and 2 BHK homes from ₹1.43 Crore. The larger homes are priced on request. Why Bagalur

Bagalur sits between the airport and the Hennur–Thanisandra belt. The aerospace park next door is one of Karnataka’s main industrial zones, and the new airport metro line is being built along the Bellary Road side of the corridor.
